About Our Live Local Act Work in Boca Raton
Rental owners come to us to get the Live Local Act tax break on their buildings and hold onto it year after year. We go through your rent roll and prepare the state and county filings. Then we send you a copy or screenshot of each one, so nothing happens out of sight.

Why we show our work
Live Local filings run on deadlines and paperwork. The state certifies your units, and the county property appraiser decides the exemption. Both want rent and income figures that match. One missed form or a wrong unit count can cost you a year of savings.
So we keep a record at each step. When we review your rent roll, you get notes on what we found, unit by unit. When we file with the Florida Housing Finance Corporation or send the DR-504AFH to the county, you get the confirmation page and a copy of what went in. If a reviewer comes back with a question, you see that too, along with our answer.
We work from our office and meet clients by phone and video. Most owners never leave their desk. You send documents, we sort them, and you get a plain answer on whether your property qualifies and what it could save.
How we work with you
- 01
Proof at every step
Each filing gets a screenshot or scan of what we submitted and the receipt that came back. Over time you build a full file you can hand to a lender, a buyer or an auditor.
- 02
A straight answer on eligibility
Some buildings don't qualify, or only some units do. We tell you that during the free eligibility check, before you spend hours pulling paperwork.
- 03
Clear scope before we start
The free savings estimate shows how many units count and at which income level. We also explain what moves the size of the job: the number of units, how clean your rent roll is, and how many residents need income checks.
- 04
We keep the calendar
The exemption has to be renewed every year. We track the dates for annual recertification and reach out early, so the deadline never sneaks up on you.
