Our Service Area

We are based in Boca Raton, though nearly all of our work is done over phone and video. Our clients include owners and managers in Boca Raton, Delray Beach, Boynton Beach, Highland Beach and Watergate. Heading south, we also serve Deerfield Beach, Pompano Beach, Lighthouse Point, Coconut Creek, Parkland and Coral Springs. There is no need to visit. Keep your rent rolls and unit counts nearby when you call, and we handle the rest.

Every property goes through the same steps. We review what you have, give you a plain answer on whether it qualifies, and put the filing together piece by piece. We keep a copy of what we find and what we file at each stage, and you receive the same copies. If a state or county reviewer has a question down the road, the answer is already in your file.

How Location Affects Your Filing

  1. 01

    Two Counties, Two Appraiser Offices

Properties in Boca Raton, Delray Beach, Boynton Beach and Highland Beach go to the Palm Beach County Property Appraiser. Those in Deerfield Beach, Pompano Beach, Coral Springs, Parkland, Coconut Creek and Lighthouse Point go to Broward County. The DR-504AFH is the same state form, but each office receives it and follows up in its own way. We know where your property files and build the packet for that office.

  2. 02

Each County Has Its Own Income Limits

To qualify, units must be rented to residents at or under set percentages of area median income. Those figures are published county by county, so a unit within the limit in one county can miss it in the next. We test each unit against the correct county's numbers before we file.

  3. 03

    Deadlines Don't Change by Town

FHFC certification comes first, and the county application must be in by March 1. Winter fills up quickly. A fall start leaves room to clean up rent rolls and resident income records without rushing.

  4. 04

    The Work Repeats Each Year

You don't claim the exemption once and stop. Owners recertify every year, and rents and resident incomes shift. Our annual recertification and ongoing compliance support keep the file up to date, so each new filing begins with clean records rather than a blank page.
